In the recent case of Avon Ground Rents Limited v Canary Gateway (Block A) RTM Company Ltd [2023] EWCA Civ 616, the Court of Appeal considered the question of whether a shared ownership granted for a term of more than 21 years is a long lease for the purposes of the Commonhold and Leasehold Reform Act 2002 regardless of whether the tenant’s share is 100%.
